The Azuqueca de Henares region is very strategic for companies thanks to its proximity to the Spanish capital, Madrid, and the A2 highway. Aware of its enormous business potential, last year Prologis acquired a building in Azuqueca de Henares. Although in sound condition, it didn’t meet our high-quality standards or fire safety regulation requirements. So Prologis embarked on a total refurbishment process of the Azuqueca DC1 building as part of our policy of continuing to bring more spaces with great potential to the market, as ever in line with the Prologis’ portfolio in Spain.
Work started in July 2020 and will represent an investment for the company of more than €1 million to ensure we end up with a building of the very highest standards for companies looking for maximum efficiency in their logistics and distribution activities. “We took into account every little detail in order to provide a logistics real estate space that, after our renovation work, will create value for our customers through their experience in all stages of the lease contract, and for our shareholders," explained Cristian Oller, Country Manager, Prologis Spain.
This project is a strategic move since the asset is located in one of the largest logistics activity zones in Spain: ‘El Corredor del Henares’. As such, we are carrying out the following improvements to enable our customers to get the best out of the building:
- Division of the main building into two, separate ones (type C according to the Spanish fire regulations RSCIEI)
- Complete renovation of office areas
- Installation of fire safety measures
- Doubling the number of docks by optimizing the ratio
- Opening new sectional doors and metal truck guides
- Restyling of the entire facade
The building has a storage area of 20,000 square meters, of which 8,000 are currently occupied. We decided to split the property and provide two independent spaces so that customers can maximize all the advantages of the platform: one of 8,000 square meters and another of nearly 12,000 square meters. These will be separate once the refurbishment process is completed.
The location of the building close to the A-2 highway simplifies freight transportation. With this renovation, Azuqueca DC1 will become a state-of-the-art asset, blending respectfully into its environment. All this will make the building a unique place and a standard-setter in the Logistics Real Estate market.
